Tenant Placement is the core workflow - source, screen, sign. Leasing Services is the full engagement wrapper that also includes prep coordination, rent protection routing, and ongoing portal transparency. Most owners engage Leasing Services.

Do you handle rent collection or maintenance after move-in?

No. MoveSmart is a leasing brokerage, not a property manager. The engagement closes at move-in. We will happily refer you to trusted property management firms if you need ongoing operations support.

How much does it cost?

Zero upfront. The success fee is earned on placement and typically equals one month of the new rent. There are no retainers, screening fees, photo fees, or legal fees billed separately for the core engagement.

How long does the full engagement take?

Most Ontario leases close within two-to-four weeks of listing launch when pricing is set to market. Prep adds a few days to a week depending on scope.

What if my property needs painting, photos, or repairs first?

Rental Preparation is a separate, optional service. We can quote prep alongside the leasing engagement; you approve the scope before any work begins.

Can I engage only part of the package?

Yes. Screening, lease execution, and rental preparation are available as standalone engagements if you already have a tenant identified or a listing live.

Who signs the lease - me or MoveSmart?

You do. MoveSmart prepares the document, collects signatures, and files the final version in your portal. The landlord of record is always you.
