The process is sequential and documented. First, MoveSmart screens the applicant against the owner's criteria. If the file is short on credit or local history but otherwise sound, we flag it as a guarantor candidate rather than declining it. Second, we identify the guarantor, often a parent, relative, or established professional, and verify that person independently. Third, the guarantor signs a written guaranty that is attached to the lease, stating that the guarantor will cover rent and lease obligations if the tenant defaults. Fourth, the lease closes and the tenant moves in. The guaranty is a separate promise from the tenant's promise, which is why it gives the owner a second source of recovery. In Lubbock, where many applicants are out of state parents backing a Texas Tech student, we confirm the guarantor's identity, income, and willingness in writing so there is no ambiguity later.
